I like the framing/cropping and the overall subject. Actually, the more I look at it, the more I like the subject. The B+W makes it look very nostalgic and I doubt the color version would have as much impact. It may be my monitor but I find the overall contrast is too much. Not enough details in the palms and roof on the right house and the sun facing side seems blown out. It does look like a difficult lighting situation.

Honestly, I think I like the color version more. The colors really complement the composition. Of course, the B+W has a different feel to it which others may like.
when the subject is muted color—the warm afternoon light falling on the palm fronds, south tower, and marin headlands—then a success as a b/w becomes more difficult. best...skip
