Yes, but everyone else has discovered it now as well, so it's getting prohibitively expensive for this area.

I did when I was in a rural market in east Texas, but now that I've moved to the Dallas/Ft. Worth area, it's a no-go. The ROI is significantly better from lots of other alternatives.
